The lienholder (note-owner) portal

Give the investor who owns a note a read-only, revocable link to it — plus payoff statements, annual statements, exports, and 1099-INT status. No tax IDs are ever shown.

If you service notes owned by somebody else, the lienholder portal answers "where does my note stand?" for them — read-only, no password, and revocable.

Lienholder actions on a loan

Open a loan and, on the Overview tab, look under the Pay-To / owner card for Lienholder actions.

Lienholder portal. Generate portal link mints a read-only link to that one note, valid for a set number of days and copyable from the panel. Revoke lienholder links kills every live link for that owner on that loan — including ones already emailed — the moment you confirm. Revoking takes a reason (5+ characters) and is audited.

1099-INT tracking. For the prior completed tax year: interest paid on this note, interest paid across all their notes, whether a tax ID is on file (yes or missing — never the number), and when a form was last generated, with a line saying whether the total is above or below that year's IRS reporting floor. Admins and Owners get a Recipient copy (PDF) button once a tax ID is on file.

Sending links in bulk

An owner with fifteen notes shouldn't get fifteen emails. Open the lienholder from Lienholders and use Email portal links for all notes on the Lienholder portal card.

It's a two-step action: the first click only previews — how many links, to which address — and nothing is minted or sent until you click Send links. "All notes" means every non-archived loan where that lienholder is the current Pay-To, and the result is one email listing them all. Admin/Owner only, and the lienholder needs an email address on file.

What the lienholder sees

A single read-only page: a header naming the servicer, note and property; tiles for Outstanding Balance, Scheduled Payment, Note Rate and Next Payment Due; a Note Paid Down progress bar; the Form 1099-INT Status panel; Upcoming Payments; and Payment History. Nothing is editable.

No tax IDs, ever

The portal shows only whether a tax ID is On file or Not on file — not the number, and not the masked last four digits either.

That is deliberate and stricter than the rest of the product. A portal link is a credential carried in a URL, and URLs end up in access logs, proxy logs, browser history and referrer headers — and even the shape of a masked identifier discloses whether it's an SSN or an EIN. No tax-ID data is loaded onto that page at all, so there is nothing there to leak. Payer copies of tax forms stay behind your login, Admin-gated and audited.

How links expire and die

  • Links carry an expiry (7 days by default); the panel shows the live figure.
  • Revoking is immediate — the link is checked on every page load, so it stops working on the next click.
  • A link dies on its own if the note is sold or reassigned to a different Pay-To, or the owner or loan is archived. An ex-owner cannot keep watching a note they no longer own.
  • A lienholder link cannot open the borrower portal, and vice versa.
  • A dead link shows a neutral "Link Expired or Invalid" page. It never explains which check failed.
