NoteHarbor can scrape county tax records for a property and pull the annual amounts due, then auto-fill the RESPA escrow analysis with real figures instead of estimates you type by hand.

RESPA-accurate

The numbers flow into the same RESPA-only calculator used everywhere in NoteHarbor (12 CFR 1024.17), so the recommended balance, shortage, and surplus stay compliant. Annual tax aggregates across all county tax accounts on the property.

Fallback extractor

When AI is unavailable, a built-in pattern extractor reads the tax page and pulls the amounts itself, so escrow analysis keeps working. NoteHarbor records which method ran so you can see whether AI or the fallback produced a given result.

Locking your own numbers

If you'd rather pin a figure manually, set the manual override on a tax account — scraping won't overwrite a locked record.
