When property taxes change, NoteHarbor can recalculate the monthly escrow you need to collect.
Annual Adjustment
On a loan's Escrow tab, open Annual Adjustment:
- Pick the date the new taxes are known (and, optionally, the date taxes were paid, to re-escrow the new year from that day).
- NoteHarbor shows whether there's a shortage and the monthly amount to collect from that date to meet the year-end requirement.
- Click Add to Adjustment to set the new monthly escrow — the schedule regenerates and the change is audited.
Adjust escrow from a chosen payment
The Escrow tab's Adjust Escrow control lets you change the monthly requirement (and/or the balance) with an effective date: pick the unpaid installment the new amount starts from in the payment selector, and only that row forward carries the new escrow — history stays untouched.
Emailing a shortage notice
If the analysis shows a shortage, the Annual Escrow Analysis card offers Email notice to borrower — it sends the primary borrower a branded notice with the shortage amount, a 30-day pay-by date, and the full shortage statement attached as a PDF. Nothing is posted to the ledger; record the borrower's escrow-only payment when it arrives. You can also Download invoice (PDF) to send it yourself.
Borrower emails require your email provider to be set up (an Owner adds the keys). Until then, the notice is logged and you'll see a "not set up yet" message.
