Every delinquent loan has a Delinquency Letters card on its Foreclosure tab — the pre-foreclosure step, generating two documents straight from the loan's existing amortization schedule, payment history, and late charges. Nothing here is legal advice, and nothing here posts to the ledger.
Arrearage statement
Download arrearage statement (PDF) produces a full history of how the account fell behind: every missed or partially paid installment (scheduled vs. paid, days late), every late charge assessed, and the running arrears total as of today. The total always matches the loan header's Currently Due figure — the statement never computes its own number.
Demand & Notice of Default letters
Pick a letter variant and a cure-by date, then Download letter (PDF):
- Soft reminder — a friendly nudge that the account is past due (15-day default cure window).
- Formal demand — a firmer letter warning of late charges, collection referral, or foreclosure if unpaid (10-day default).
- Notice of default — the most formal variant, stating the loan is in default and naming a cure deadline (30-day default).
Each letter prints the total arrears to cure, the daily per-diem interest if payment slips past the cure date, and the loan/property/borrower details — figures computed by the same engine that powers payoff quotes, never a separate calculation.
Attorney review (required)
Every letter — and the arrearage statement — carries a prominent attorney-review banner, and the same disclaimer is shown right on the card before you generate anything: these are templates, not legally reviewed documents. Notice content, cure periods, and required language vary by state, loan type, and lien position, and change over time. Have an attorney licensed in the property's state review a letter before it goes out.
Nothing to generate
If a loan is current, the card shows "nothing to generate" and the generate buttons are unavailable — there's no arrears to state and no default to notice.
