State foreclosure timeline templates (Utah & Texas)

Set the jurisdiction on a case and pre-fill the statutory steps with citations and calendar-ready deadlines. States without a template stay fully manual — nothing is invented.

Foreclosure timing is state law, and a missed notice period restarts the process. NoteHarbor ships timeline templates for the states it can support properly, and stays deliberately silent about the ones it can't.

Setting the jurisdiction

The Start case card carries a State (jurisdiction) dropdown — all 50 states plus DC, pre-filled from the property's state. It isn't required, and you can set or change it later from Edit Case.

Pick a state and a hint appears immediately: either "A Utah timeline template is available — you can pre-fill the statutory steps after the case is started", or "No timeline template for {State} yet — the timeline stays fully manual."

Pre-filling the timeline

Two tracks ship today:

  • Utah — non-judicial trustee's sale (trust deed). Eight steps anchored to the day the notice of default is filed for record: recording, the mailing deadline, the end of the three-month reinstatement period, the earliest date notice of sale may be given, posting, the notice-of-sale mailing deadline, the final weekly publication, and the earliest permissible trustee's sale.
  • Texas — non-judicial power-of-sale (deed of trust). Four steps anchored to the day the notice of default and opportunity to cure is served: service, the end of the 20-day cure period, giving notice of sale, and the earliest permissible sale date — rolled forward to a first Tuesday of the month (first Wednesday when that Tuesday is January 1 or July 4).

Every step shows its statutory source in a Steps that will be added preview before you commit, and again on each timeline row afterwards. Where a date is a practical choice rather than a statutory one, the step is badged template choice and says which floor the statute actually sets.

Click Pre-fill the timeline and each step lands with its projected date as both the event date and the reminder, so it flows straight into Upcoming Deadlines and any subscribed calendar with nothing further to wire up.

The steps are yours

Generated steps are ordinary timeline events — edit any date, title or reminder, delete one, or check it off. Applying is a one-time action per case so deadlines can't be duplicated, and it's written to the audit trail with the state, template version, and every step generated.

States without a template

Only Utah and Texas ship templates today. Set any other jurisdiction and the state is saved on the case, but the timeline stays fully manual — you log each notice, filing and deadline yourself. Nothing statutory is assumed or generated for a state without a template, and NoteHarbor will not improvise one. Every manual control works exactly as before.
