When a tenancy goes bad, open an eviction case from that tenancy's Eviction area — it sets the tenancy status to Eviction and starts a timeline.
The case
Record the case metadata — the state, case number, attorney, and notes — and set its status as it moves: Active → Paused / Completed / Dismissed / Appealed.
The timeline
Log each step with its date: Notice to quit, Pay or quit, Eviction filed, Service completed, Court hearing, Judgment, Appeal filed, Stay issued, Writ of possession, Eviction scheduled, Lockout, Possession recovered, a cost receipt, or Other. Each event can carry a reminder date (overdue ones are surfaced) and a completed check. Every case and event edit needs a short reason and is audited.
Costs
A costs panel totals what the eviction has run — inline cost-receipt amounts plus any logged expenses — broken out by line item.
