RentHarbor: the Rentals workspace

Turn on the Rentals add-on to manage units, tenancies, rent, and maintenance — with each property's underlying loan debt shown right alongside.

RentHarbor is NoteHarbor's landlord add-on. It adds a Rentals workspace (/rentals) for managing the operating side of a property — units, tenancies, rent, and maintenance — right next to the loan you may hold on it.

Turn it on

Rentals is a $20/mo add-on with a 14-day free trial. Enable it from Settings → Billing (see Add-ons); until then, opening Rentals shows an "Enable in Billing" prompt.

The dashboard

The Rentals home is your portfolio at a glance:

  • Portfolio KPIs — Monthly rent roll, Collected this month (with % of rent roll), Outstanding (past-due balance), and Occupancy.
  • PerformanceLive debt service (monthly P&I pulled straight from each property's LIABILITY loans — no sync), Est. monthly cashflow (rent − debt), NOI this month (collected − operating), and Open work orders.
  • Needs attention — past-due tenancies and leases ending in the next 60 days.
  • Rent roll and Recent activity — every tenancy with its balance and rent, and the latest ledger entries.

Because debt service reads live from your loans, the rental view and the loan view always agree.

Getting started

  1. Add units to a property. Each unit row has an edit pencil for its label/building, beds/baths/sq ft, market rent, lot type, notes, and a manual status (Make ready, Offline, Owner-occupied, or Vacant) — occupancy itself flips automatically with the tenancy. Where a unit is leased, the row shows the actual rent against market (e.g. $1,200 / market $1,350).
  2. Add a renter (an individual or an entity).
  3. Start a tenancy linking the renter to a property and unit — that begins the rent roll.

From there, jump to Renters, Maintenance, and Reports from the buttons on the dashboard.

Rentals manages the operating side (rent, tenants, upkeep). The note on the property — its schedule, escrow, and payoff — stays in the loan. Rental notes let a liability loan track rent for net cashflow even without the full add-on.
