Compare · NoteHarbor vs Moneylender Pro

Built for the cloud era,
and switching is the easy part.

As published on their system requirements page (checked August 2026), Moneylender Professional runs on Windows 10/11 or Windows Server; they also sell cloud hosting for the data file itself. NoteHarbor is servicing software you open in a browser, so your book, your team, and your borrowers aren't tied to one machine in one office.

Penny-accurate amortization and waterfall, RESPA escrow, 1098 & Metro 2, and a borrower portal, with a guided import that brings your existing book along.

Who this comparison is for

NoteHarbor is built for one buyer in particular: a seller-finance note holder or small servicer who wants the book online, the borrowers self-serve, and the tax work handled without a second system.

  • You carry owner-financed notes, carrybacks, or wraps, and the tax consequences of selling one actually matter to you.
  • You want your book reachable from a laptop, a closing table, or a phone, by more than one person, without provisioning a machine for each of them.
  • You would rather send a borrower a link than field a call asking for their payoff.
  • You want escrow analysis, 1098s, and Metro 2 coming out of the same ledger you service against.

Why note holders move to the cloud

The same book, wherever the work happens.

Everything below is a real NoteHarbor capability: no desktop install, no single machine, no separate spreadsheets to stitch together.

Open it anywhere

Service your book from a laptop, tablet, or phone, at the office, at a closing, or on the road. There's nothing to install and nothing to keep updated.

Put your whole team on it

Give teammates their own logins and work from the same live book, with every payment, edit, and status change in a shared, humanized audit trail.

Give borrowers a portal

Share one secure link for a live balance, payoff quote, and full payment history: no login to your system and no app for them to install. Revoke or rotate the link any time.

Let the busywork run itself

RESPA escrow analysis, Form 1098 and 1099s, Metro 2 reporting, and borrower statements all generate from the same ledger you service against.

Switching is the easy part

Bring your book over in three steps.

Export from Moneylender Pro, upload, and the engine rebuilds every loan from its real balance. Your audit trail starts the moment you land.

From Moneylender Pro to your live book

about an afternoon
  1. Export from Moneylender Pro

In Moneylender Pro, File > Export Portfolio Data writes your whole book out as a folder of CSVs (recent builds add an Attachments folder). A Ledger Transactions, Payment History, or Amortization Schedule report works too.

  2. Upload & map your columns

Upload the export (or drop a PDF statement), and the wizard recognizes the report by its shape, maps the columns, and proves the balance chain to the cent before anything lands.

  3. Your live loan book, in minutes

The penny-accurate engine re-projects every schedule from the real balance, the waterfall applies going forward, and your audit trail starts the moment you land.

Before anything lands

The balances are proved, not assumed.

  • It checks your file against itself

The importer does not compute its own amortization and compare it to yours. It replays the running balance printed in your own Moneylender Pro report, in whole cents, and requires every row to tie to the balance that row printed and the last one to tie to the report footer.

  • A mismatch stops the import

If a row misses, the preview lists the discrepancies and the import stays blocked until it reconciles. Nothing is quietly rounded, and nothing is imported on the assumption that it is close enough.

  • Your splits are kept, not recomputed

Each payment keeps the interest and principal amounts your file printed. Recomputing them would mean asserting that your old system had the math wrong, which is not a thing an importer gets to decide.

  • You see it all before you agree to it

The covered period, the payment count, the opening balance, and the current balance are on screen before anything is written, and an export that does not start at origination says so rather than importing as though it were complete.

See how the import works

Switching questions, answered.

Can I move my Moneylender Pro loans into NoteHarbor?

Yes. We built the importer specifically for Moneylender Pro exports: it recognizes a Ledger Transactions, Payment History, or Amortization Schedule report by its shape, including the print-formatted PDF, and proves the balance chain to the cent before anything lands. You preview and confirm everything first.

Do I have to install anything to use NoteHarbor?

No. NoteHarbor runs in your web browser on any device (Mac, Windows, tablet, or phone). There's nothing to download, and updates happen for you.

Will my full payment history come over?

Yes. You can import years of payment history, and the engine reconciles it cent-exact against the note terms, then re-projects each remaining schedule from the real balance.

Can my team use it at the same time?

Yes. Add team seats so everyone works from the same live book, each with their own login and a shared audit trail. Extra full-access seats are a $12/seat/mo add-on on Pro and Business.

How long does switching from Moneylender Pro take?

Most note holders move their book in an afternoon. A clean export is the fast path; the wizard's preview and checksum step confirm the rebuild before you go live.

Is my data still mine once it is in NoteHarbor?

Yes, and the way to satisfy yourself of that is to test it rather than take our word for it. Export your book during the trial, before you have committed anything, and look at the file: you get your loans and your payment ledger with the interest and principal split on every row, which is the form your data has to be in to be portable to anywhere else. NoteHarbor holds your book, it does not hold it hostage.

How do I compare the pricing to what I pay now?

NoteHarbor is a monthly subscription: from $40/mo per tier with no up-front license, and hosting, off-site backups, updates, escrow analysis, the borrower portal, and the year end forms included at every tier. Extra full seats are $12/seat/mo on Pro and Business. The "Pricing, published online" row above sets their published numbers alongside ours, checked on 2026-08-02. Then price both at the loan count and seat count you expect to have three years out rather than today's.

What happens at tax season?

Form 1098 generates in-app from the same ledger you service against, along with 1099-INT, 1099-A, 1099-C and 1099-NEC, so the interest on the form is the interest posted to the loan rather than a figure retyped from somewhere else. NoteHarbor produces the forms and does not transmit them to the IRS for you today. Which forms you are required to file, and for which loans, depends on facts specific to you and belongs with your CPA.

Bring your notes into a safe harbor.

Start a 14-day free trial and import up to 10 of your Moneylender Pro loans free. Most note holders are live the same afternoon, and every plan lifts the import limit.
