Sharing a note to an investor borrower

If the borrower is another NoteHarbor user (an investor), share your note to their workspace as a synced, read-only liability loan. Consumer borrowers get the portal instead.

If your borrower is also a NoteHarbor user (another investor), you can share your note to their own workspace, where it appears as a synced, read-only liability loan — no manual setup on their end, and it stays in lockstep with your note.

Workspace sharing is for investor borrowers only. For a regular consumer / end-buyer, use the borrower portal instead — they should never receive a workspace share.

First, mark the borrower as an investor

On the borrower's record, turn on "This borrower is an investor." Only then does the workspace-share option appear — that's how NoteHarbor keeps the cross-org share away from consumer borrowers (the server enforces it too).

Sharing (you, the note holder)

On an asset loan, click Share to investor's workspace and confirm their email. If they're a NoteHarbor user with their own workspace, a pending share is sent.

Accepting (the investor)

They see Loans shared with you at the top of their Loans page. Accepting auto-creates their liability loan from your note's current terms (balance, rate, remaining term, payment) and sets you as the lender they pay. They can also decline.

It stays in sync automatically

Once accepted, the copy is live: every payment you record — and any edit or reversal — updates the borrower's balance, schedule, and payment history automatically. Their copy is read-only and labeled "Managed by {your workspace}"; they can't record or edit payments on it, so you stay the single source of truth.

What they can — and can't — see

The copy shows only base loan terms: balance, payment, schedule, and payment history. It never includes your private notes, audit trail, documents, or tax data.

Loan shapes that can't be shared

The investor's copy must stay a faithful mirror of your note, so shapes the mirror can't reproduce are refused with a clear error instead of creating a copy that would drift:

  • Notes with scheduled rate changesRate Rider or ARM structures.
  • Matured balloons — a balloon already due (or missing its date), and non-monthly balloon structures.

You'll see the reason immediately when you try to share; nothing is created on the investor's side.
